We don’t publish which building each one is, and here’s the honest reason: communities only credit the locator you contacted them through first. Walk in on your own and Ashley can’t represent you there. Ask her, and she’ll tell you the name, whether it’s still running, and whether it’s actually a good deal or just a loud one.
Effective rent spreads the concession across the full lease term and is shown before fees. It is not the amount the community will bill you each month, and most properties still qualify applicants against the pre-concession rent. Prices exclude application and administrative fees, deposits, and recurring charges such as parking, pet rent, and utilities. Concessions are set by each community and change or expire without notice.

Most Austin communities want to see gross income of three times the rent, before taxes. A few will go to two and a half, which lets you rent higher. Put your numbers in and see all three figures side by side.
Properties qualify on gross income, before taxes, and most will ask for pay stubs or an offer letter. Roommate income usually counts toward the same total as long as everyone is on the lease. Self employed, commission based, or brand new to a job changes what they'll want to see, so tell Ashley up front and she'll point you at the ones that work with it.

Here is the part that catches people. Most properties qualify you against the advertised rent, not the discounted number, even though the discount is what you actually pay. A big special on an expensive unit can look affordable and still be out of reach on paper.

Ask whether the deposit is refundable or whether they use a non-refundable deposit alternative, because those are very different things.

Yes. Student leasing runs on its own calendar and most of the good West Campus inventory is spoken for months before the fall semester, so the earlier you start, the better your options. Ashley also works Riverside, North Campus, and the Hyde Park and Far West pockets, and can sort out roommate matching, individual leases, and parent guarantors.
For a standard apartment, about six to eight weeks before your move date. Pricing at most communities is set by software and updates daily, so quotes more than two months out are not worth much. Student housing is the exception and runs six months to a year ahead. If you're moving in the next two weeks, say so and Ashley will work it as a rush.
Ashley reads what you sent, and if something's unclear she'll reach out before pulling options, since a five minute back and forth usually saves a wasted afternoon. Then you get a short list with current pricing, whatever special is running, and an honest note on each one. From there you tell her which are worth seeing and she books the tours.
It narrows the list, and it is better to say so up front than to find out at the application. Most communities cap the number of pets, charge a pet fee plus monthly pet rent, and keep a breed restriction list that varies a lot from property to property. Weight limits are common too. Tell Ashley the breed and rough weight and she will only send you places that will actually take them.
Usually a photo ID, proof of income covering the last month or two, and contact information for where you live now. If you are self employed or paid on commission, expect them to ask for tax returns or bank statements instead of pay stubs. New job with no history yet, an offer letter normally works. Gathering this before you tour is the difference between applying the same day and losing the unit.
Most communities add everyone’s income together and screen each adult separately, so one person’s credit can affect the whole application. Some properties lease by the bed instead, which is common around campus and means you are only responsible for your own portion. If someone in the group has thin credit or no history, a guarantor is often the fix, and Ashley will tell you which places accept one.
