Our Initial Walk-Through Fee offers a detailed cosmetic review of your property, capturing its condition through photographs. This service includes a report that highlights visible aesthetic elements like walls, floors, and fixtures, providing a clear baseline of the property's appearance. It's aimed at documenting cosmetic details, rather than the structural aspects covered in a home inspection. This focused approach is perfect for maintaining an accurate record of your property's condition.
Our Tenant Allocation Fee covers the comprehensive process of securing the perfect tenant for your property. This includes professional marketing efforts and any fees associated with cooperating brokers, relocation services, or insurance partners. This fee ensures your property receives maximum exposure and is presented in the most appealing way to attract reliable tenants.
Our Monthly Management Fee includes full property management services and access to AppFolio, a cutting-edge technology platform. This is a mandatory fee, up to $650 depending on the size of the home.
Our Maintenance Coordination Fee is applied when addressing maintence items. This fee covers the organization and resolution of maintenance tasks. Owners can expect to see very few of these charges, as it specifically pertains to repairs or issues resulting from tenant negligence or misuse, a tenant will be charged the fee in lieu of the owner. This ensures that the property is maintained responsibly, and costs are fairly allocated to those responsible for the damage.
If a tenant opts for lease renewal, we conduct a requalification process and ensure the rental rate is accurately estimated 60-90 days before the lease ends. We prioritize confirming the renewal rate and terms with the property owner before finalizing anything, ensuring the owner retains full control over how their property is used. This approach guarantees that the property remains aligned with the owner's needs and market conditions, fostering a transparent and collaborative relationship.
At our company, transparency and fairness in billing are paramount. We ensure that owners pay exactly what we pay for third-party services, without any upcharges. Additionally, we provide complimentary creation of 1099s, monthly statements, and other financial documents. Owners have the flexibility to generate their own cash flow statements anytime through their dedicated portal. * Our minimum management fee per month is $180, properties incur management fees of the minimum fee during vacancy.
