Evictions and legal action

When it can't be avoided, eviction is handled by our retained attorney. Court costs and attorney fees are passed through to you at cost. We work hard to resolve issues before they reach that point.

Every tenancy uses our own lease, reviewed and updated each year by our attorney to address gaps we've seen in standard lease forms.

Here's what happens from our first conversation through the life of your lease. You'll never be the last to know anything about your own home.

  1. Management consultation

    We walk the home, review comparable rentals, and talk through your goals, so you get a clear rent strategy and an honest read on what the home needs.

  2. Onboarding inspection

    A four-hour cosmetic inspection with a written report, including property code items we recommend addressing before tenants move in.

  3. Marketing

    Professional photos, virtual staging for vacant homes, rental site listings, social media, and outreach through our relocation and local employer contacts. You see the plan before it goes live.

  4. Applicant screening

    Every applicant goes through our 15-point screening, applied the same way to everyone, with third-party pet and animal screening. We keep you updated as applications come in.

  5. Lease signing and tenant relations

    Every tenancy uses our attorney-reviewed lease. Clear, respectful communication keeps good tenants happy, and happy tenants renew.

  6. Maintenance

    Work orders are scheduled, followed through, and tracked. Tenant-caused repairs are billed to the tenant, and vendor invoices come to you at cost.

  7. Owner statements

    Monthly statements show every dollar in and out, and your owner portal is available anytime. You can always reach the people making decisions about your home.

Questions owners ask

How fast can you take over a home I already own?
Typically within 24 hours of your signed agreement. If another company manages the home now, we coordinate directly with them on records, the security deposit, and letting the tenant know. If you manage it yourself, we schedule the onboarding inspection and get started right away.
Do I have to live locally to work with you?
No. Many of our owners live out of state or out of the country. Your owner portal, monthly statements, and direct communication with our team mean you don't need to be here. We handle everything that has to be done in person.
Who holds the security deposit?
Security deposits are held in a separate trust account, never mixed with operating funds, and returned or applied under Texas law when the tenancy ends. You can see the deposit status on your statements.
How and when do I get paid?
Owner payments go out on the same schedule every month by direct deposit to the account on file, along with an itemized statement showing rent collected, expenses paid, the management fee, and your net payment.
What happens if a tenant needs to be evicted?
We work through every reasonable option first. If eviction becomes necessary, our retained attorney files and handles the case under Texas law. Court costs and attorney fees are passed through to you at cost, and we keep you updated at every step.
Can I use my own vendors?
Yes, in most cases. If you have a plumber, HVAC technician, or handyman you trust, we can work with them as long as they carry appropriate insurance and can respond in a reasonable time. Our own vetted vendors step in when speed matters or your vendor isn't available.
What happens when a lease ends?
About 90 days before the lease ends, we run a rent analysis, review renewal terms with you, and offer the tenant the terms you approve. We never renew without your input. If the tenant moves out, we handle the move-out inspection, deposit accounting, make-ready work, and marketing.
